Simply put, new home construction is the process of building multi-family and single-family residential homes, large-scale residential developments, or townhomes. This process is often carried out by developers or investors who build these houses and then sell them for a profit. When the process begins, new home construction begins with design and planning. Engineers and architects will prepare the construction plans for the project based on the investor’s specifications. If a person has purchased a lot in the subdivision, they will also draw up a construction plan for the owner’s home. Before they build a house or two for the open house and to give a prospective home buyer an idea of what the houses will look like, the contractor working on the project will use this time to develop estimates. These estimates will be carried out by investors to finalize the project budget. Once the designs are completed, the works will generally be sent to the local government. This is done to obtain building permits for the project.
Once they have the building permits, the contractor can begin earthmoving at the site. This will include any grading that needs to be done to create a level foundation for the new home construction. During this part of the process, soil is removed or added as needed. All the underground piping is also installed. If there is going to be a crawl space or basement, it will also be added at this time. Once all the earthwork has been done, the next step is to start framing the houses with steel or wooden posts. Builders will create walls, roof structures, and floors at this stage. They can also install exterior windows and doors. Once the construction of the house is finished it is time to put the roof to create a structure that is watertight. To give the house a finished look, they can install brick or siding.
With the framing work done and the exterior work done it is time to start the interior work. Electrical and mechanical contractors will install plumbing and wiring throughout the ceiling and walls. Heating and cooling systems are installed and tested, trim and interior doors are installed, and then drywall is hung. Next, accessories and hardware are added and the walls are painted. The construction of the new home is complete and ready for an inspection by the local authority to make sure the home is in compliance with local building and safety codes. An occupancy permit is issued so the family can move out.
